The phrase means two completely different things depending on who is saying it. In finance it means managing investments and funds. In facilities management it means knowing what physical equipment exists in a building — the plant, the HVAC units, the fixtures, the fittings — where each item is, what condition it is in and what it costs to maintain.

It is slow, it is expensive, and by the time the last floor is counted the first floor has changed. Most FM teams are therefore working from a register that is somewhere between a year and a decade out of date.

- Is this financial asset management?
- No. ML10 manages physical facilities assets — plant, equipment, fixtures and fittings inside buildings. It has nothing to do with investment or fund management.
- What equipment do I need to capture a site?
- An iPhone Pro with LiDAR is the recommended device today. Support for Insta360 cameras is currently in testing. The capture is a walk-through recording rather than a specialist survey, which is what removes most of the cost and nearly all of the time.
- How long does it take to get the asset register back?
- Minutes rather than days. The manual equivalent — counting and tagging every asset by hand — is the part ML10 replaces.
- Which FM disciplines does ML10 cover?
- Cleaning and asset management are in beta, with full launch in late October 2026. IoT, M&E and HVAC modules are running as proof-of-concept projects. The 24/7 operations management platform is still in development.
