Asset inventory

A complete asset inventory from a single walk-through

An asset inventory that takes a two-person survey team days of counting and tagging is produced by ML10 from one recording. Walk the site with an iPhone Pro with LiDAR, upload it, and the AI returns an export-ready asset inventory list with every asset tagged, counted and categorised — delivered in minutes, at a fraction of the cost of a manual survey.

In beta. Full platform launch late October 2026.

What counting assets by hand actually costs

Counting and tagging every asset in a building has always been the slow, expensive part of facilities management. It ties up surveyors for days, it produces a spreadsheet that starts ageing the moment it is finished, and the cost of doing it properly is high enough that most organisations simply do not repeat it.

So the inventory gets done once, at mobilisation, and then quietly decays for the rest of the contract.

How ML10 produces the inventory

  • Record once — walk the site on an iPhone Pro with LiDAR and every asset in view is captured.
  • The AI tags, counts and categorises automatically, with no manual data entry.
  • You get an export-ready inventory back, ready to hand to a bid team, a client or a CAFM system.

Manual survey versus ML10

  • Time: days of surveyor hours, against minutes of processing.
  • Cost: a full survey team, against a fraction of that cost.
  • Repeatability: a manual survey is a one-off project; a recording can be redone whenever the site changes.
  • Consistency: two surveyors categorise the same equipment differently. The AI applies the same rules on every site.

What the inventory is used for next

An asset inventory is rarely the end goal — it is the input to something else. The same captured data drives evidence-based contract pricing, cleaning specifications generated from what is actually on site, and maintenance planning that reflects the real estate rather than a template.

Common questions

Asset inventory, answered

What format does the asset inventory come in?
An export-ready list you can hand straight to a bid team, a client or a CAFM system.
What device do I need to capture a site?
An iPhone Pro with LiDAR is the recommended device today, and it is what gives the most accurate floor measurement. Support for Insta360 cameras is in testing.
How is this different from an asset register?
In practice the terms are used interchangeably. An inventory is the list of what exists; a register usually implies that list is being maintained over time. ML10 produces the list, and because a re-scan is cheap, keeping it current stops being a project.
What happens to the recording after processing?
How ML10 handles and retains scan data, and who controls it, is set out in the privacy policy.
